How to Sell a Home Fast and for More Money

The housing market has changed. A couple of years ago you could put a home on the market and it would sell quickly. Now you must follow these steps if you want your home to sell quickly or at all!

Understand why you are selling: Your reasons for selling affects everything from pricing, to how much time and effort you put into getting your home ready to sale. You need to understand how important price and condition are!

Knowledge about local market conditions is also very important. I will find comparable homes that have sold in the last three months. And I will find active listings of comparable homes on the market aand look at how they are priced. I use this information, along with current market trends to suggest a listing price for your property.

We need to price your home based on recent market conditions. This should not be taken lightly. If you  set your price too high you are scaring away most potential buyers.  Pricing too high and pricing too low are equally dangerous. An average home buyer will look at anywhere from 15 to 20 homes as they shop. Your home needs to be better than all the competing homes for sale! If it is not priced correctly from day one, your home will sit on the market longer than average. The longer your home is on the market, the more buyers start to think there is something wrong with it.

Condition is the one factor you can truly control! Curb appeal and the homes condition is a crucial element. Skipping this when selling your home would be a huge mistake. Providing information is also important. When home sellers are first asked what they feel is going to be most effective in selling their home most answer with an open house. Less than 1% of homes are sold because of an open house. Nowadays home buyers value their time just as much as you do. They want information and they want it now. Pictures, room measurements, taxes and much more is important to the buyer. Also another type of information to provide is a pre listing home inspection.

Another important factor is knowing the different types of buyers. Motivation is a key element of the negotiation process where the objective is control. Does the buyer need to move quickly and can they pay asking price? Key information like this can give you the upper hand through negotiations.
