I have been under the weather so this week’s market report is a little late. Now let’s jump right in and look at what happened in Anderson County South Carolina real estate for the week ending January 21 2018
32 Homes Sold in Anderson County
Only single family homes were reported sold this past week in Anderson County. No condos, town houses or mobile homes…
The average price of the homes reported sold this week was $198,307.
The median price of the homes reported sold this week was $196,000.
The average days on market of the homes reported sold this past week was 58 days.
This is only the basics of what happened last week in Anderson County real estate.
Least Expensive Home Reported Sold
The least expensive home reported sold this week was a 1150 SF 2 bedroom 1 bath house on 0.35 acres in Anderson.
It sold for $40,500 after being on the market for 78 days. Originally hit the market at $79,900.
Located in the 29624 Zip Code and the Varennes Elementary, Robert Middle, Westside High school district per MLS listing.
Brick home over 50 years old but appears to be in pretty good shape. May need some painting and other cosmetic work. Hardwood flooring.
Composition shingle roof. Floor furnace and no AC. Public sewer and water. 1 car garage plus a detached metal 3 car garage/shop.
The home was overpriced when it first hit the market. This could be due to it having “commercial potential” according to the property description in the MLS.
When you hear the word “potential” in a listing, it does NOT mean as much as you may think. Just because something has “potential” does mean it is very probable or even possible.
Most Expensive Home Reported Sold
The most expensive home reported sold this week was a 3368 SF 4 bedroom 3.5 bath house on 0.85 acres in Anderson.
It sold for $459,000 after being on the market for 153 days. Originally hit the market at $479,900.
Located in the 29625 Zip Code and the LaFrance Elementary, Riverside Middle, Pendleton High school district per MLS listing.
Waterfront Hartwell Lake home with covered dock in place but it is up in a cove. Paved path to the dock. Only 15 minutes from Clemson Boulevard and very close to I-85. Plenty of parking.
Built in 2001 per MLS listing. Synthetic stucco exterior. Finished walkout basement. Attached 2 car garage. Architectural shingle roof. Heat pump. Storage building.
Hardwood and luxury vinyl plank flooring. Stacked stone fireplace and vaulted ceiling in the living room.Formal dining room, rec room, laundry room.
Updated kitchen has granite countertops, dark glazed solid wood cabinets, breakfast bar, prep sink, under cabinet lighting, gas cooktop, double wall ovens and stainless steel appliances.
Main floor master suite has cathedral ceiling, updated fireplace and access to the lakeside covered porch. Master bathroom has 2 walk in closets, double vanity with raised vessel sinks, oversized walk in shower with dual heads.
Very nice home but the synthetic stucco and being up in a cove would concern me.
Sold Deal of the Week in Anderson County
The best deal in my opinion of the sold listings this week was a 2958 SF 5 bedroom 3.5 bath house on 6.77 acres in Anderson.
It sold for $375,000 after being on the market for 53 days. Originally hit the market at $414,000.
Located in the 29626 Zip Code and the McLees Elementary, Robert Anderson Middle, Westside High school district per MLS listing.
Waterfront Hartwell Lake home. According to the listing, this home is in the Green Zone and permitted for a covered slip dock. But the listing never says it has a dock despite it having a picture of a dock…
Never assume that what you see in the pictures gives you a clear understanding of a property!
Home built in 2002 per county tax records. Vinyl siding with vinyl/aluminum trim on crawl space. 40X60 insulated workshop/garage has high ceilings, office and plumbing stubbed off for a bathroom.
In ground pool, fenced yard, patio and deck. the property is up in a cove so you must wonder about the depth of the water if they had a pool installed…
The interior looks well maintained and has large open kitchen/dining room that opens to the deck overlooking the pool. Carpet, ceramic tile and laminate flooring.
Master suite on main level has walk in closet, jetted tub and walk in shower. There is a 2nd master or mother in law suite upstairs as well.
Good price for a large home on a big tract with a huge shop/garage. The lake frontage puts it over the top!

This Week’s Hot New Listing
The best deal of this week’s new listings in my opinion is a 2255 SF 3 bedroom 2 bath house on 0.34 in the city limits of Anderson.
Hit the market at $165,000.
Located in the 29625 Zip Code and the Whitehall Elementary, Robert Anderson Middle, Westside High school district.
Highly desirable North Anderson location. Over 50 years old but appears well maintained and move in ready. Large shade trees and mature landscaping.
Aluminum siding on crawl space. Architectural shingle roof. Natural gas heat and central forced AC. 2 car detached carport with storage.Fenced yard, private rear deck and brick patio.
Carpet, ceramic tile, hardwood and vinyl flooring. Multiple fireplaces. High ceilings and all the charm of homes in North Anderson.
Large formal living room, formal dining room, sunroom, den with built ins and fireplace. Kitchen has breakfast area, pantry and Corian counter tops. Office.
A great price for the size, quality and location. Impossible to find with the style and details this one has at such an attractive price.
The only negative I see is that some of the windows are wood and have not been updated with insulated vinyl tilt in ones.
