Based on the amount of time it took to sell and the final sale price compared to the original list price, I would say this home was overpriced when it first hit the market.

Most Expensive Home Reported Sold
The most expensive home reported sold this week was a 4089 SF 5 bedroom 3.5 bath house on 2.59 acres in Anderson.
It sold for $460,000 after being on the market for 7 days. Originally hit the market at $499,900.
Located in the 29626 Zip Code and the McLees Elementary, Robert Anderson Middle, Westside High school district per MLS listing.
Custom built home with cement plank exterior. Finished walkout basement. 4 car attached garage. Heat pump. Architectural shingle roof. Public water and sewer plus the listing says it has a sewer lift.
While it is not a waterfront home it does have a deeded slip and community boat dock so you can enjoy Hartwell Lake.
Carpet, ceramic tile and hardwood floors. Granite counter tops. Fireplace and cathedral ceiling in the family room. Bonus room, rec room, formal dining and breakfast area in the kitchen.
Master suite on main level has walk in closet, double sinks, jetted tub and separate shower.
A nice large home on a large lot with lake access as an added bonus.
I should mention that while this home sold quickly, it had been listed previously for 152 days with another agent/company. When it was withdrawn, it was listed at the same price that it hit the market at with this listing.
Sold Deal of the Week in Anderson County
The best deal in my opinion of the sold listings this week was a 1613 SF 3 bedroom 2 bath house on roughly 0.44 acres in the city limits of Anderson.
It sold for $126,000 after being on the market for 9 days. Originally hit the market at $129,900. The seller paid $4000 of the buyer’s closing costs.

Located in well established neighborhood. Move in ready.
Despite all the hysteria about the limited inventory of starter homes, this is a fine example that there are plenty in our area. They key is that buyers must have their act together and work with a buyers agent to succeed.

Some improvements already done such as roof and energy efficient windows. Carpet and vinyl floors. Some ugly paint inside but that can be easily and cheaply fixed.
This is another example of an affordable home in the Anderson area. The key thing about this home that I must point out is that it is already under contract.
Buyers that are not prepared by already having a Pre-Approval Letter AND working with a Buyers Agent stand no chance in today’s market.
