Mill house over 50 years old and looks like it has had a pretty rough life. In an area that many buyers will not find attractive.
Foreclosure. Asbestos shingle exterior, composition shingle roof. The listing says the home is not livable at this time.
It also says it could make a nice starter home once renovated. Which could be true BUT the work required may cost more than the property will ever be worth…
You really need to think about the after repair value and the cost of the required repairs BEFORE making an offer. Not being realistic about this can prove very expensive…

Most Expensive Home Reported Sold
The most expensive home reported sold this week was a 3918 SF 4 bedroom 3 bath house on 1.08 acres in Anderson.
It sold for $460,000 after being on the market for 52 days. Originally hit the market at $489,000.
Waterfront Hartwell Lake home with covered dock in place and a paved cart path. Great water and close to sail boat waters!
Stone and wood exterior with a finished walkout basement. 2 car attached garage. Composition shingle roof. Heat pump.
Completely fenced yard and circular drive. Double decks overlooking the lake.
Recent updates include the roof and a Trane heat pump. Kitchen updated with new cabinets, granite countertops, backsplash, and stainless appliances.
Carpet, ceramic tile, hardwood and slate flooring. Formal dining room, living room with fireplace, sun room, laundry room.
Main level owner’s suite has walk in closet.
Downstairs are 2 bedrooms 1 full bath plus a kitchenette and a 2nd living room with another stone fireplace.
Really a great looking lake house in a fantastic location. The only negative is some dated wall paper in one of the bedrooms but that is easily fixed.
Little things like wall paper can be overlooked when you find a lake home with a great location!
Sold Deal of the Week in Anderson County
The best deal in my opinion of the sold listings this week was a 1556 SF 3 bedroom 2 bath house on 4 acres in Anderson.
It sold for $131,000 after being on the market for 51 days. Originally hit the market at $129,500. It appears this home sold with multiple offers since it sold above the original asking price.
Great location close to I-85 and convenient to Anderson, Clemson, Pendleton or Liberty in the 29621 Zip Code. Mt Lebanon Elementary, Riverside Middle, Pendleton High school district per MLS listing.
Older brick ranch being sold AS-IS per family. The home appears well maintained but cosmetically dated.
Maybe the property is being sold to settle an estate or it is an older person that is having health issues.
Architectural shingle roof. Heat pump. 1 car attached carport. Some outbuildings but they don’t look as good as the house.
Carpet, ceramic tile and vinyl flooring. The listing shows that there are hardwoods under some of the hardwoods.
Kitchen with breakfast area, living room with fireplace and built ins, dining room, laundry room.
Huge lot in super convenient location. Sure the home needs updating BUT IF the home inspection comes back OK, this could be a great buy.
It is very hard to find a home in this area with 4 acres. Also, the home sits back off the road for more privacy.
I know not everyone wants a home that needs updating but in today’s market, this is a steal!
