The least expensive home reported sold this week was a 1329 SF 4 bedroom 2 bath mobile home on 0.57 acres in Williamston.
It sold for $20,000 CASH after being on the market for 93 days. Originally hit the market at $64,900.
Located in the 29697 Zip Code and the Palmetto Elementary, Palmetto Middle, Palmetto High school district per MLS listing.
Foreclosure. Not many details but does not look too bad for $20,000. BUT it was overpriced when it first hit the market because it does NOT have a FHA foundation.
If a mobile home does not qualify for FHA mortgages, this will severely limit the options for buyers that need a mortgage. In other words, the buyer will probably be a buyer that has 100% of the money needed to buy the property in the bank.
Just because a home is cheap does NOT mean it is a good deal or the right home for you. It can be very hard for many buyers to get a mortgage for a super cheap home.
Or the terms of the mortgage will make it more expensive to buy a cheap home compared to a more expensive home. Once you factor in the inflated financing costs and the money for repairs, a cheap home can be a very bad idea.
Something else to consider is this home was being sold via auction which means there may be additional charges. BUyers must always understand all the terms of the auction BEFORE placing a bid.
This home has a heat pump, composition shingle roof, public water and septic tank. Carpet and vinyl flooring. Formal living room, formal dining room, fireplace.
