Because these statistics are for only one week and all of Anderson County, it may not tell you what is possible for a specific home. As always there may have been more closings but the agent has not turned in the closing sheet to the WUAR MLS yet.
This is only the basics of what happened last week in Anderson County real estate.
Least Expensive Home Reported Sold
The least expensive house reported sold this week was a 1700 SF 3 bedroom 2 bath mobile home on 2.08 acres in Belton. It sold for $21,000 CASH after being on the market for 25 days. Originally hit the market at $21,000.
Located in the 29627 Zip Code and the Belton-Honea Path High, Belton Middle and Belton Elementary school district per MLS info.
Foreclosure with no heat or air so probably best suited for cash buyers. Despite the pictures being extremely bad, you can tell the home is nasty and needs work. The one redeeming thing is that the home does have brick underpinning.
Most Expensive Home Reported Sold
The most expensive home reported sold this week was a 4000 SF 5 bedroom 3.5 bath house on less than an acre in the city limits of Anderson. It sold for $299,000 after being on the market for 257 days. Originally hit the market at $299,000.
Located in the 29621 Zip Code and the Hanna High, McCants Middle and Concord Elementary school district per MLS info.
Short sale and amazingly it appears the bank responded in a speedy manner since the property closed in about a month after going under contract. 3 story home and the 3rd story is a bonus or media room with half bath. 2 story great room with fireplace and built ins. Hardwood, carpet and ceramic tile floors. Master suite on main with walk in closet.
Sold Deal of the Week
In my opinion, the best deal of the homes sold this week was a brick 2180 SF 3 bedroom 2 bath house on 11.17 acres in Iva. It sold for $124,900 after being on the market for 16 days. Originally hit the market at $124,900. The seller paid $1,000 of the buyer’s closing costs.
Located in the 29655 Zip Code and the Crescent, Starr-Iva Middle and Iva Elementary school district per MLS info.
Foreclosure. New flooring and paint. Heat pump. 2 car attached carport. Some of the interior is a little dated looking but at this price who cares?
Foreclosures and Short Sales
2 of the homes reported sold this past week were foreclosures.
Only 1 of the homes reported sold was a short sale.
Today there are 77 foreclosed homes for sale in Anderson County.
Today there are 22 homes listed as a short sale in Anderson County.
Inventory and Absorption Rate
Today there are 1307 homes for sale in Anderson County.
If homes in Anderson County continue to sell at the same pace and no more homes hit the market, it will take 1307 days to sell all the available homes. This statistic is for all homes in Anderson County and based only on this week’s activity.
Depending on the home/location/price range, this may not tell you what is possible or realistic for a specific home! It could be better or worse!

This Week’s Hot New Listing
The best deal in my opinion of this week’s new listings is a 1881 SF 3 bedroom 2.5 bath house on 4.79 acres in Piedmont. Hit the market at $119,900.
Located in the 29673 Zip Code and the Wren High, Wren Middle and Spearman Elementary school district per MLS info.
Foreclosure. Good price for a home of this size on over 4 acres in the Wren school district. 2 car attached garage. heat pump. Fireplace. Carpet and laminate floors with some hardwoods under the carpet per MLS. The master is on the 2nd floor though. Doesn’t look too bad especially for the price but there are not a lot of pictures.
23 homes were reported as going Under Contract (Pending) this week.
Currently there are 189 homes in the MLS with an Under Contract (Pending) status.
