Least Expensive Home Reported Sold
The least expensive home reported sold this week in Anderson County was a 1000 SF 3 bedroom 1 bath home on less than 0.25 acres in the city limits of Pendleton. It sold for $16,900 and was originally listed at $16,900. It appears this home was already under contract when entered into the MLS.
Sold AS-IS and very limited details since it was entered after going under contract. It was agent owned but other than that there were not many details entered into the MLS beyond the required stuff. It is possible this was great deal but really hard to say with the limited information/pictures.
Most Expensive Home Reported Sold
The most expensive home reported sold this week in Anderson County was a 2400 SF 4 bedroom 2 bath home on less than 0.99 acres in Williamston. It sold for $254,466.
Yet another home that was entered into the MLS AFTER it was already under contract. Considering this was new construction, this is NOT surprising as many builders do not enter homes into the MLS until after they are already under contract. However, this will screw up the average DOM when pulling comps.
Sellers need to listen to the reality of the market and their agent. This home did NOT sell in 1 day. It may have been sitting empty for several years before going under contract and being entered into the MLS. The take away is that DOM is not always accurate, especially with brand new never lived in homes. It is ONLY by looking at the property history of each home that I can tell when something odd has happened.
Deal of the Week
In my opinion, the best deal of the homes sold this week in Anderson County was a 1389 SF 3 bedroom 2 bath home on 0.46 acres in Williamston. It sold for $40,300 CASH after being on the market for 97 days. Originally listed at $46,000.
Foreclosure. No heat or air and it does need some work. Still a good price if you are realistic about what you are getting and the money you will have to spend to make it livable or rent ready.
Foreclosures and Short Sales

Foreclosure. 3 car attached carport, 2 car detached garage, in ground pool that will need work. Still not a bad price considering the size of the home & lot, features etc.
