Least Expensive Home Reported Sold
The least expensive home reported sold this week was a 1000 SF 2 bedroom 1 bath on less than 0.25 acres in Anderson. It sold for $2000 CASH after being on the market for 182 days. Originally hit the market at $4500.

The fact that it took 182 days to sell and sold for only $2000 should tell you that this home was NOT very desirable. It never ceases to amaze me how unrealistic some people can be when they see super cheap homes.
If a home is super cheap, then it stands to reason their is a very good reason why. Maybe the home is in very bad condition. Or it is located in an area that many buyers are not interested in. Or maybe both.
Also, you have to consider that IF a home is a super bargain, then the listing agent will be calling all of their investors as soon as the listing agreement is signed. Or the agent will buy it themselves.

Sold Deal of the Week
In my opinion, the best deal of the homes sold this week was a brick 2122 SF 2 bedroom 1.5 bath house on 0.47 acres in the city limits of Anderson. It sold for $50,000 CASH after being on the market for 78 days. Originally hit the market at $84,900.

Foreclosure and does need work. The roof looks iffy in the pictures. Great location and it is the detached brick 2 car garage with another bedroom, bathroom, living room and kitchen that really makes this a deal. Despite needing some work, you could get 2 rentals in 1 location at a great price.
Foreclosures and Short Sales
4 of the homes reported sold this past week were foreclosures.
None of the homes reported sold was a short sale.
Today there are 88 foreclosed homes for sale in Anderson County.
Today there are 26 homes listed as a short sale in Anderson County.
Inventory and Absorption Rate

If homes in Anderson County continue to sell at the same pace and no more homes hit the market, it will take 591 days to sell all the available homes. This statistic is for all homes in Anderson County and based only on this week’s activity. Most people consider a housing market healthy if there is less than 6 months of inventory.
Depending on the home/location/price range, this may not tell you what is possible or realistic for a specific home!
It could be better or worse!
