Because these statistics are for only one week and all of Anderson County, it may not tell you what is possible for a specific home. As always there may have been more closings but the agent has not turned in the closing sheet to the WUAR MLS yet.
This is only the basics of what happened last week in Anderson County real estate.
Least Expensive Home Reported Sold
The least expensive house reported sold this week was a 1500 SF 3 bedroom 2 bath mobile home on 6.16 acres in Iva. It sold for $36,000 CASH after being on the market for 174 days. Originally hit the market at $57,700.
Located in the 29655 Zip Code and the Crescent High, Starr-Iva Middle and Iva Elementary school district per MLS info.
Foreclosure. Looks like it might have block underpinning but the MLS description does not say if it is FHA approved. Based on how long it took to sell and that it sold for cash, my guess would be it is NOT.
Several outbuildings. Also the home has several additions but that may or may not actually be a good thing. Heat pump. Property is partially fenced and cross fenced.
Most Expensive Home Reported Sold
The most expensive home reported sold this week was a brick 3400 +/- SF 4 bedroom 3.5 bath house on 0.99 acres in the city limits of Anderson. It sold for $302,000 after being on the market for 592 days if you add up the 3 consecutive listings with the same agent/company. Originally hit the market at $339,900.
Located in the 29621 Zip Code and the TL Hanna High, McCants Middle and Concord Elementary school district per MLS info.
Formal dining, formal living. Family room with built in bookcases and Palladian windows. Kitchen has stainless appliances and granite counter tops. Screened porch. 2 car attached garage.
Sold Deal of the Week
In my opinion, the best deal of the homes sold this week was a brick 1752 SF 3 bedroom 2 bath house on less than an acre in the city limits of Anderson. It sold for $42,000 CASH after being on the market for 161 days. Originally hit the market at $88,900.
Located in the 29621 Zip Code and the TL Hanna High, McCants Middle and Nevitt Forest Elementary school district per MLS info.
Not a foreclosure. 1 owner home. Fireplace with gas logs, hardwoods in bedrooms and under hall carpet. Built in china cabinet. Central forced air and gas pack for the heat. 3 car attached carport and detached 2 car garage with 220V.
Needs some updating and carpet is stained in one of the pictures. Roof also looks iffy but that may just be a crappy picture. Still this is a great price even if the roof needs replacing.
Foreclosures and Short Sales
2 of the homes reported sold this past week were foreclosures.
Only 1 of the homes reported sold was a short sale.
Today there are 88 foreclosed homes for sale in Anderson County.
Today there are 19 homes listed as a short sale in Anderson County.
Inventory and Absorption Rate
Today there are 1443 homes for sale in Anderson County.
If homes in Anderson County continue to sell at the same pace and no more homes hit the market, it will take 481 days to sell all the available homes. This statistic is for all homes in Anderson County and based only on this week’s activity. Most people consider a housing market healthy if there is less than 6 months of inventory.
Depending on the home/location/price range, this may not tell you what is possible or realistic for a specific home! It could be better or worse!
New Listings in Anderson County
There were 41 new listings to hit the MLS this week in Anderson County.
This Week’s Hot New Listing
The best deal in my opinion of this week’s new listings is a 2180 SF 3 bedroom 2 bath house on 11.17 acres in Iva. Hit the market at $124,900
Located in the 29655 Zip Code and the Crescent High, Starr-Iva Middle and Iva Elementary school district.
Foreclosure. Heat pump. Move in condition per MLS description. One interesting thing is that all non-cash buyers must be pre-approved by the seller’s loan officer. This does NOT mean the buyer has to use them BUT it does mean the seller will KNOW the buyer’s financial info. Some banks do this so they know how strong the buyer’s pre-approval letter really is.
A buyer may not like this but if that buyer wants this specific property, this is just one of the hoops the seller will make them jump through.
25 homes were reported as going Under Contract (Pending) this week.
Currently there are 220 homes in the MLS with an Under Contract (Pending) status.
