This is only the basics of what happened last week in Anderson County real estate.
Least Expensive Home Reported Sold
The least expensive house reported sold this week was a 1722 SF 3 bedroom 1.5 bath house on 0.28 acres in the city limits of Anderson. it sold for $11,500 CASH after being on the market for 309 days. Originally hit the market at $25,000.
Located in the 29624 Zip Code and the Westside High, Robert Anderson Middle and New Prospect Elementary school district per MLS info.
While I am sure many will see the sold price and think this is a great deal, I suggest looking at how long it took to sell. This home is located in an area that many buyers will not be interested in. And the home has condition issues.
If you combine both the location and condition issues, it explains why it took so long to sell and sold for such a low amount.
Most Expensive Home Reported Sold
The most expensive home reported sold this week was a custom built brick 5000 SF 5 bedroom 4.5 bath house on 0.9 acres in Anderson. It sold for $825,000 after being on the market for 200 days. Originally listed at $895,000.
Located in the 29626 Zip Code and the Westside High, Lakeside Middle and McLees Elementary school district per MLS info.
Waterfront Hartwell Lake home with covered dock in place. Mother in law suite. Fireplace with gas logs. Custom cabinets. 3 car garage and workshop. Large covered deck.
Sold Deal of the Week
In my opinion, the best deal of the homes sold this week was a 3092 SF 4 bedroom 3.5 bath house on 0.59 acres in the city limits of Pendleton. It sold for $125,000 CASH after being on the market for 62 days. Originally hit the market at $179,900.

Home was sold AS-IS but does not appear that bad. Of course, inspections are a must as always to prevent buying a money pit. Carpet and hardwood floors. Unique features like a greenhouse, built ins, what appears to be a library with loft. 2 car attached garage. Some of the house appears dated but at this price, who cares?
Foreclosures and Short Sales
3 of the homes reported sold this past week were foreclosures.
Only 1 of the homes reported sold was a short sale.
Today there are 90 foreclosed homes for sale in Anderson County.
Today there are 21 homes listed as a short sale in Anderson County.
Inventory and Absorption Rate
Today there are 1386 homes for sale in Anderson County.
If homes in Anderson County continue to sell at the same pace and no more homes hit the market, it will take 334 days to sell all the available homes. This statistic is for all homes in Anderson County and based only on this week’s activity.
Most people consider a housing market healthy if there is less than 6 months of inventory.
Depending on the home/location/price range, this may not tell you what is possible or realistic for a specific home! It could be better or worse!

This Week’s Hot New Listing
The best deal in my opinion of this week’s new listings is a 1780 SF 3 bedroom 2 bath house on 0.58 acres in Anderson. Hit the market at $85,000.
Located in the 29625 Zip Code and the Westside High, Lakeside Middle and New Prospect Elementary school district per MLS info.
Foreclosure and does need some cosmetic work. But looks in good shape for the price. Forced air heating and cooling. 2 car garage. Den with fireplace. Formal dining room.
Interesting note is in the MLS it states “Seller will prosecute trespassers”.
Remember that just because a home has a sign in the yard, it does NOT mean you can trespass.
21 homes were reported as going Under Contract (Pending) this week.
Currently there are 202 homes in the MLS with an Under Contract (Pending) status.
