The least expensive home reported sold this week in Anderson County was a 1100 SF 3 bedroom 1.5 bath home on less than 0.25 acres in Williamston. It sold for $23,299 CASH after being on the market for 6 days. Originally listed at $23,000. Foreclosure. Appears it may have been a multiple offer situation since it sold above the original list price. In rough shape as you would expect from the sold price but still a great deal IF you could do the rehab cheaply. After rehab should rent for $550 – $600. Maybe more if you do Section 8.

In my opinion, the best deal of the homes sold this week in Anderson County was a 2035 SF 3 bedroom 2 bath home on 1.5 acres in Williamston. It sold for $159,900 after being on the market for 90 days. Originally listed at $164,900.The seller paid over $4000 of the Buyer’s closing costs.
This home was previously listed with another agent/company for 188 days before being withdrawn at $165,900. So technically, this home was on the market for 278 days. Still this was a big house on a big lot with nice features. And with the seller helping with closing costs, this was really a good deal.

The best deal in my opinion of this week’s new listings in Anderson County is a brick 1972 SF 3 bedroom 2 bath on less than 0.49 Acres in Anderson. Hit the market at $48,000. HUD foreclosure so get those Pre-Approval Letters or Proof of Funds Letters! Should rent for $650 after some rehab (painting mainly). You would want to make sure the HVAC system works during the home inspection. I did not see a refrigerator in the pics either. Still the roof looked good and the interior was not completely trashed.

Currently there are 187 homes in the MLS with an Under Contract (Pending) status.
