Because these statistics are for only one week and all of Anderson County, it may not tell you what is possible for a specific home. As always there may have been more closings but the agent has not turned in the closing sheet to the WUAR MLS yet.
This is only the basics of what happened last week in Anderson County real estate.
Least Expensive Home Reported Sold
The least expensive house reported sold this week was a 1000 SF 3 bedroom 1 bath house on less than 0.49 acres in the city limits of Anderson. It sold for $8,500 CASH after being on the market for 9 days. Originally hit the market at $8,500.
Located in the 29624 Zip Code and the Westside High, McCants Middle and Varennes Elementary school district per MLS info.
It appears the listing is incorrect about the middle school. I don’t think there are any areas that are in both Westside and McCants school districts. Foreclosure and listed with a company from out of our area so this should help to explain why.
But it does give me yet another opportunity to say, that buyers MUST verify any and all information that is important to them.
As far as the house is concerned, it sold for $8,500. Yes it sold quickly but do not take this to mean this is a deal of a lifetime. The home is rough and it is located in an area that many buyers will not be interested in.
However, if you could do the work yourself and are realistic about both the location and the condition, this could be a great deal.
Most Expensive Home Reported Sold
The most expensive home reported sold this week was a 2200 SF 3 bedroom 1.5 bath house on 15 acres in Belton. It sold for $479,900 after being on the market for 182 days. Originally hit the market at $479,900.
Located in the 29627 Zip Code and the TL Hanna High, Glenview Middle and Midway Elementary school district per MLS info.
Gated hill top estate surrounded by 15 acres of fenced pastures. There are some shade trees and trees around the perimeter of the property. 2 story barn. Home was updated in 2008 with extra wide crown molding, Italian tile in the kitchen, 46″ side by side refrigerator. Custom Victor Built windows, Thermal Tru doors. Heat pump. 2 car attached garage.
Sold Deal of the Week
In my opinion, the best deal of the homes sold this week was a 1990 SF 4 bedroom 3.5 bath house on 5 acres in Starr. It sold for $110,000 after being on the market for 45 days. Originally hit the market at $114,900.
Located in the 29684 Zip Code and the Crescent High, Starr Middle and Hillcrest Elementary school district per MLS info.
Again the schools do not appear to be correct. And again it is a foreclosure.
Anyway, this is a good price for this size home and lot. Does appear to need some work. 26X30 shop/garage. In ground pool that appears to have not been maintained for a long long time.
Still a good price, all things considered.
Foreclosures and Short Sales
5 of the homes reported sold this past week were foreclosures.
Only 1 of the homes reported sold was a short sale.
Today there are 61 foreclosed homes for sale in Anderson County.
Today there are 20 homes listed as a short sale in Anderson County.
Inventory and Absorption Rate
Today there are 1357 homes for sale in Anderson County.
If homes in Anderson County continue to sell at the same pace and no more homes hit the market, it will take 287 days to sell all the available homes. This statistic is for all homes in Anderson County and based only on this week’s activity.
Depending on the home/location/price range, this may not tell you what is possible or realistic for a specific home! It could be better or worse!

This Week’s Hot New Listing
The best deal in my opinion of this week’s new listings is a 4177 SF 5 bedroom 4 bath house on 4 acres in Belton. Hit the market at $329,900.
Located in the 29627 Zip Code and the Belton-Honea Path High, Belton Middle and Wright Elementary school district per MLS info.
Incredible older home that has been extensively updated yet still maintains all the classic Southern charm. 2″ heart of pine floors, bead board walls and ceilings. The huge formal dining room has 5 piece double dental crown molding and beautiful mahogany fireplace mantle. 8 fireplaces, all piped for propane. Butler’s pantry, sun room, 2 master suites ( 1 up, 1 down).
2000 SF 3 stall barn, riding arena and 2000 SF concrete pad ready to build a detached workshop or garage.
If you are looking for a large classic Southern home, this really must be on your list. I could go on and on about this home and the unique features.
