Least Expensive Home Reported Sold
The least expensive home reported sold this week in Anderson County was a 1200 SF 2 bedroom 1 bath home on less than 0.49 acres in the city limits of Anderson. It sold for $2000 CASH and was sold at auction. I would not take this POS off your hands if you paid me $2000 to do so. The home is in bad condition, located in an area that is tough to sell and not attractive to buyers.
Most Expensive Home Reported Sold
The most expensive home reported sold this week in Anderson County was a 4914 SF 4 bedroom 4 bath home on 0.89 acres in the city limits of Anderson. It sold for $513,000 and was under contract before being entered into the MLS. Not sure but it appears it may have been a pocket listing.
A pocket listing is when a seller does not want a sign in their yard or their home entered into the MLS. They want to sell the home without it being known publicly that the home is for sale. So they tell an agent they will pay them a commission if they sell their home. In other words, the agent has the listing in their pocket. Not the best way to sell a home IMHO. It severely limits the exposure & marketing the home receives, therefore it is quite possible the home will sell for a much lower price.
Deal of the Week
In my opinion, the best deal of the homes sold this week in Anderson County was a 3200 SF 5 bedroom 3 bath home on less than an acre in Anderson. It sold for $265,000 after being on the market for 242 days (2 concurrent listing from same agent/company). Originally listed at $349,000. Sold AS-IS but this is a waterfront Hartwell Lake home with dock in place. Hanna schools also. Plus great location close to I-85 & shopping. The cherry on top is that this is a John Holman built home. For those that do not know that name, Holman built some really nice homes in the Anderson area.
Foreclosures and Short Sales
