If you are realistic about what it is, this isn’t a bad deal. Sadly, affordable homes like this almost always sell for cash because most banks do not make loans on homes in this price range.
If you are thinking about buying a cheap home, then you MUST call a lender to schedule an appointment to discuss your options.
Failure to plan is planning to fail.
Besides, no serious REALTOR is going to give a buyer the time of day until they get their ducks in a row. And the biggest duck is financing and a Pre-Approval Letter or Proof of Funds letter for those paying cash.
