If you have read any of my blog posts, you know I am constantly preaching about how great home inspections are for buyers and sellers. Here are some important questions buyers should ask:
What Does the Home Inspection Cover?
You really need to make sure that the home inspection covers anything that you have questions about. Also you need to understand that not all inspections are the same. Most reputable home inspectors will give you a list of the various things they will inspect.
What Does the Home Inspection Cost
Exactly how much the inspection costs will vary from one inspector to the next. Also the cost may change based upon the size of the home or the scope of the inspection. Ask if everything you were told the inspection would cover is included at this price. There may be other additional inspections available for an additional cost that you should consider.
Use a Licensed and Certified Inspector
Most reputable home inspectors provide this information right at the start of your home inspection. Being licensed and/or certified is a pretty good sign that you are dealing with someone that you can trust. If the state where you are buying/selling licenses home inspectors, then ask to see their license.
There are several different professional organizations that certify home inspectors. I won’t get into which one is better than the other because the real problem is IF the home inspector is NOT certified.
What Kind Of Report Will You Receive?
You should get a written report detailing what the inspector found within 24-48 hours of the inspection. Most home inspections include pictures of any problems or potential problems. This will make it easier for you to see exactly what problems the home inspection uncovered. If there is anything in the report that you don’t understand, just ask the inspector to explain what they mean.
Will You Be Able To Attend The Inspection?
This is a biggie folks. I suggest that you attend the home inspection. If the inspector doesn’t want you to be present during the home inspection, find another home inspector.
