The first and most important part of selling your home is selecting the correct price! There is always a difference between what sellers and potential buyers think a home is worth.

 

You must be realistic about what is possible in today’s real estate market. If you are serious about selling your home, then you must understand the importance of correctly pricing it!

 

Real estate markets are in a constant state of change. There is a difference between what you read about the US housing market and what is happening in your area.

 

This is one of the most important reasons for working with a local experienced Realtor. They will be able to provide you an in-depth analysis of the local market and help you determine the best list price.

 

Something else to consider is how housing markets can change from one season to the next. Plus, the make up of home buyers changes from season to the next.

 

In the winter months, you will usually find the most serious and determined buyers. During the summer months, you may find that buyers are more concerned with moving quickly.

Another important task for preparing a home for sale is removing clutter and thoroughly cleaning every room. You need to remove personal stuff such as pictures so that buyers can envision the property as their home!

 

Cleaning your home is the cheapest and best way to win over buyers. While you are removing clutter, you can get a head start on the packing that you must do when your home sells!

 

While your home should be bright and cheerful, it does NOT mean that bright unusual paint is acceptable. Fresh neutral paint is another highly cost-effective way to prepare a home for sale.

 

Add some pleasing aroma by lighting some candles or baking something tasty. An inviting atmosphere can help the potential buyer realize your home would be a good place to live.

 

Your house should be ready for a showing at the drop of a hat. When your home is for sale, you may find that some buyers want to see a home with very little notice.

 

I know this is inconvenient but your home can only be sold if it can be shown! Restricting when your home can be shown will drastically reduce the number of showings.

 

Most of today’s home buyers want a home that is move in ready. Your home needs to be well maintained OR it will affect the final selling price.

 

Instead of spending too much on unnecessary repairs, I suggest getting a professional home inspection. You will able to make repairs in the most cost-effective manner BEFORE they send buyers running away.

 

The one problem with getting a home inspection is that you MUST disclose anything that the inspection uncovers. Since most buyers will get a home inspection of their own, these problems will be uncovered anyway!

 

By already addressing these issues, it shows buyers that you are honestly trying to sell a home in the best possible condition. Also, making last-minute repairs can be stressful and much more expensive.
